Market Update

If you’re a buyer right now, you’re experiencing firsthand what is possibly the most competitive market we’ve ever seen. Homes are going under contract at incredible speeds and the offers made are very aggressive.

We are constantly hearing about low inventory; Milwaukee/Waukesha County, especially, are always in need of additional inventory. So what exactly is happening? There are some additional factors at play other than lack of inventory.

Let’s break it down:

Record Low Mortgage Rates: Due to the nation’s economic changes, 12 million homeowners were able to take advantage of securing the lowest rates history has ever seen.

Strong Demographics: 33% of homebuyers today are first-time buyers with nothing to sell, meaning they can be nimble in making non-contingent offers.

Delayed Downsizing: Baby boomers are delaying downsizing by moving into assisted living, nursing homes, or in with family due to the pandemic, holding onto those homes that younger families need.

New Build Prices: Lumber prices continue to spike, with futures up 35% on top of the 170% rise we have already witnessed over the last ten months.

Pandemic Housing Policy: The freeze on foreclosures and evictions has put a pause on some potential market movement.

Even with these factors at play, it’s important that buyers don’t give up. Have a strategy and be sure to have realistic expectations.

With interest rates expected to rise to more normalized levels beginning in April, we’ll start to see a more even market in the coming months. If you’re a seller in the meantime, take advantage of this market in your favor—we need houses!

As the youngest of the millennial generation adjust to their adult lives and settle into their careers, many are now looking to settle down and find themselves—and their future families—a place they can call home. It’s important millennials are informed about the home buying process so common roadblocks can be prevented. Below are a handful of ways a millennial can prepare for the home buying journey:

Student Loans and Other Major Debt

One major way to prepare yourself before entering the real estate market—and prepare your wallet—is by working toward paying off the debt that may be hanging over your head (student loans, credit cards, auto loans, etc.) Keeping track of what you owe and when you owe it is key. Your focus shouldn’t be paying off your total debt in one large sum, as it will hurt your savings in the long run. Instead, create a monthly calendar and pay in manageable increments; this method is efficient and realistic.

Building Credit

Your credit history and credit score will have a significant impact on your ability to get approved for a loan to buy a home. If you haven’t already opened a credit card and plans to buy a home is on the horizon, now is the time to do so. Lenders want to see a substantial history of responsible borrowing from potential buyers. If you’re worried about overspending your funds and falling into a credit blackhole, treat your new credit card as if it’s a debit card by only borrowing what you are sure you will be able to pay off.

Exploring Loan and Lender Options

It’s essential to research your loan options and locate a lender who is reputable, easy to work with, and leaves you feeling confident throughout the entire mortgage procedure. You don’t want any unforeseen financing issues preventing you from getting to your closing date on time and losing the home of your dreams. Affordability and the Down Payment

The price tag of a property and its accompanying down payment is enough to scare away any millennial buyer. The affordability of a home is not a problem that can be simply fixed by saving money. Figure out what you can realistically afford with your fund’s current state and stick to that budget.

Spring Mortgage Forecast

The first signs of spring are all around us, and as we enter a new home buying season, potential home shoppers who are planning to apply for a mortgage might want to hurry. While the sun is shining and the snow begins to melt, let’s discuss the current state of mortgage rates that might not be around for much longer:

After three weeks of unchanged rates, the average mortgage rate for a 30-year fixed loan jumped 8 basis points to 2.81%, reaching its highest point since mid-November, according to Freddie Mac. But guess what—looking back a decade, that same 30-year fixed mortgage in 1981 saw an average of 16.63%. What does this mean for you? If you have not refinanced and/or thinking about making a move, now is the time!
We are projected to see inflation in the third and fourth quarters of this year, which means housing prices are projected to continue to rise on average by 4.5% by the end of the year, according to Brian Kludt from Fairway Mortgage. So, if a home is for sale today at $300,000, you can expect it to be for sale for $317,000 by the end of the year. While this is better for sellers than buyers, keep in mind amortization schedules and what an increase of $17,000 will do to your monthly payments over 30 years.

It’s important to find a lender who is reputable, easy to work with, and leaves you feeling confident throughout the entire mortgage procedure. You don’t want any unforeseen financing roadblocks preventing you from getting to your closing date on time and losing the home of your dreams.

Finding the right shade is important! Resting calmly, feeling at peace, regrouping after a long day is critical, especially in today’s world! Many of you ask for paint color advice and these are great color palates to get you going. Here are three colors to help make your master bedroom a standout space that you want to relax in.

Palladian Blue by Benjamin Moore: This soft blue with a hint of mother-of-pearl can subtly evoke the beach. Pair it with warm wood tones or wicker accents and elements that add texture, like a waffle-weave throw for your bed, in a nod to the coast.

Quiet Moments by Benjamin Moore: This light blue-gray shade channels soothing spa vibes. Its gray undertones help craft a perfect neutral backdrop to suit a range of styles. Add visual interest with gentle patterned curtains or a plush rug, and you can include deeper grays, as well.
